Our Process
The success of a project often comes down to clear and thoughtful communication between the client, architect, and builder. It is always my mission to listen carefully and respond clearly, whether we’re first meeting each other or several months into construction. Any building project is a complicated process with many steps and decisions to be made, and I’m here to make this process as easy and satisfying as possible. Your project will be divided into the following phases.
Discovery
First, we’ll begin with a meeting and often a walk through the property. I’ll ask questions about your goals, preferences, budget, and design vision. I’ll look at the site & surroundings and conduct research into the local codes and zoning that may affect the project. After this phase, the project will have a scope outline to guide us into the design phases.
Schematic Design
This is the most creative and loose phase of the design, and the phase that requires the most participation from the client. Depending on how clear your goals are, I’ll develop one or more overall concepts that balance style, functionality, and constructability concerns. I’ll provide concept sketches, renderings, and preliminary floor plans. You’ll provide your input and feedback, and we’ll work together to arrive at a design concept that reflects what you’ve dreamed.
Design Development
We’ll begin to nail down the details in this phase - every aspect of the project starts to become more specific. We’ll choose sizing of major elements like windows and doors, exterior and interior finishes, and locations of major structural, plumbing, and HVAC systems. Often we’ll begin working with outside consultants like structural engineers, interior designers, and landscape architects. After this stage is complete, we’ll usually have a set of drawings that can be used by a prospective builder to estimate the cost of the project.
Construction Documents
This phase is the final of the design phases. Together, we’ll make all the decisions needed to produce a set of drawings that will provide the information necessary to get a permit and build the project. Each project will require a set of drawings tailored to its needs, whether it be construction details, finish plans, interior elevations, or custom specifications.
Permitting & Construction Administration
Once the design phases is over and the documents ready, I’ll guide you through the permitting process for your city, making any changes necessary for the city to issue you a permit. Once construction begins, I’ll work closely with the builder to respond to any issues that arise during construction, along with making visits to the site and approve shop drawings to ensure that your vision is being realized correctly. I’ll keep you up to date on progress, making sure all of your questions are answered.
